Chamberlin Estates joins Coldwell Banker’s Broker Outreach program

   As Pulte Homes Corp., America’s largest homebuilder, increases its presence in central and southern New Jersey, the firm will pursue good working relationships with members of the brokerage community. Due in large part to efforts made by Coldwell Banker’s Broker Outreach program at Holmdel Ridge, another Pulte community of 57 estates in Monmouth County, Pulte has agreed to a similar arrangement for the marketing of Chamberlin Estates, a community of 16 estate homes in West Windsor.
   "We want to hit the ground running here in 2000," states Gary Stefanoni, director of sales and marketing for Pulte Homes Corp., New Jersey. "We’ve been pleased with the efforts of Coldwell Banker’s Broker Outreach Program thus far, and believe this newest agreement will help to market Chamberlin Estates."
   Chamberlin Estates in West Windsor is a secluded enclave of just 16 estate homes, each of which sits on an acre or more of property. Three home designs, the Hampton, the Hardwick and the Avendale offer up to six different front elevation options and are priced from the low to mid $500,000’s.
   The four-bedroom, three full bath homes range from 3,400 to 3,700 square feet and are designed to encourage homebuyers to take advantage of several stunning floorplan options, such as sunrooms, morning rooms, hearth rooms, Florida rooms, fifth bedrooms, sitting rooms, additional fireplaces, bay windows, wet bars and finished, walk-out basements. First-floor libraries, oversized center-island kitchens, grand master suites and three-car garages are standard, as are such design elements as nine-foot first-floor ceilings, an extensive interior trim package and an elegant designer lighting package.
   Coldwell Banker’s Broker Outreach program works to increase broker awareness of communities like Chamberlin Estates by having agents conduct open houses; disseminate flyers, brochures and weekly updates; host broker luncheons; and make formal and informal presentations at area real estate offices.
   "Coldwell Banker’s ability to draw from a wide base of real estate professionals, coupled with our in-depth knowledge of specific market characteristics and excellent reputation in the communities we serve, greatly contributes to the marketing and sales efforts of a builder like Pulte Homes Corp.," explains Judy Williamson, district manager for Coldwell Banker New Homes in the Mercer, Middlesex, Monmouth and Ocean County regions. "Our goal is to keep area brokers and Realtors abreast of a new community’s progress, product specifications and availability."
   "In the case of Chamberlin Estates, brokers will be particularly interested to learn about the four quick delivery homes currently available, as well as the neighborhood’s highly desirable location," Ms. Williamson adds. With a projected delivery date of April or May, Pulte is currently constructing four quick delivery homes, a Hampton IV, a Hampton V, a Hardwick III and an Avendale. The Hampton V, priced at $605,677, has several distinguishing features, including a two-story family room with fireplace, gourmet kitchen, library with bay window and a sunroom. The brick front home also features a nine-foot walk-out basement and a three-car side entry garage.
   "Pulte generally builds several spec homes within each of its communities and, in doing so, we really take the needs of area brokers into consideration," states Mr. Stefanoni. "Historically, brokers deal heavily with relocation clients who cannot afford to wait; they need to get into a new home relatively quickly. It’s in this type of atmosphere that brokers work best."
