Planners OK 53-unit Orchards at Aberdeen

Matawan revitalization group invites Aberdeen board to participate

ABERDEEN — A new housing development in Cliffwood is one step closer to becoming a reality.

The Planning Board passed a resolution at its March 15 meeting to allow the Orchards at Aberdeen, a development of 53 single-family houses, to be built in the Cliffwood section of the township.

The Orchards at Aberdeen is being developed by the Larlen Development Group of Matawan.

The preliminary plan has been approved and will await final approval from the board before building will commence.

The site is located off Grove Street at Locust and Myrtle streets with some properties abutting the railroad.

The preliminary approval granted in January required that fences be installed for properties adjacent to the railroad tracks.

Other specifications include curb, sidewalk and pavement improvements bordering Matawan Avenue.

The developers will also confer with the Shade Tree Commission concerning any landscape requirements. An environmental impact study has already been done by Larlen.

In addition to the home lots, one lot will be used for a storm-water detention basin. A homeowners association will be established which will own and be responsible for the upkeep of the basin. Details of the association and its duties will be forthcoming.

There is no date scheduled for construction, as the board still has to grant final approval to the application.

In other board news, board President Ron Igneri said the Planning Board was invited to work with the Downtown Matawan Alliance to promote mutual benefits for both communities, which share a post office, library, schools and the sprawling NJ Transit railroad station area, with a new station house located on the Aberdeen side.

While the Matawan Alliance is working hard to revitalize the borough’s historic Main Street downtown area and establish concierge service for railroad commuters, Aberdeen has its own plan to create a transportation center around the new Aberdeen-Matawan station.

Aberdeen’s plans include an upscale condominium complex called the Jefferson at Aberdeen.
