Freehold Township community offers beauty, slow pace and proximity to Manhattan.

   Pat Buccheri works with new-home buyers every day. When it came time for her to become a new home buyer, she made her choice — a Colgate model at K. Hovnanian’s College Park Estates.
   Ms. Buccheri is a community administrator at College Park. She and her husband, Joe, and their two children lived in Manalapan. Although they needed a bigger home, they really didn’t want to leave the area. At first, they looked at previously owned homes.
   "We weren’t crazy about anything we were seeing," said Ms. Buccheri. "You’re spending a small fortune to get the resold home the way you want it."

   So, she looked at College Park through a different set of eyes — those of a buyer.
   She liked what she saw. She and her husband picked the Colgate model home with a layout she describes as perfect. The location was excellent. And, high on her list, the schools were very good.
   "If I had to move my kids out of the Manalapan school system, it had to be Freehold or Marlboro," she said.
   Mr. Buccheri melded all of that information with an insider’s view of what really happens when a community is built. That extra knowledge put the Buccheris on the other side of the buyer’s contract.
   "I know the team here," she said. "They are awesome. The quality of the work is terrific. They really care about getting the job done right."
   She also knew the sales points she’s been reciting are true. One point that was especially important to the Buccheris was the history of her employer. The builder of her Manalapan home disappeared to California the day after the closing.
   With the move behind her, Ms. Buccheri has no regrets. She loves the house, especially the kitchen and family room and the big master bedroom with its sitting room.
   Her son and daughter also are happy in the neighborhood, making lots of friends.
   Located in the western portion of Freehold Township, College Park Estates offers the top-rated Freehold Township School District. It is a five-minute drive from the Freehold Raceway Mall and 25 minutes from Jersey shore beaches.
   The College Park Estates area is beautiful, green, less crowded and slow-paced. Yet residents are a 30-minute ride from Staten Island or a one-hour express-bus ride into Manhattan.
   College Park Estates offers seven home styles ranging from 2,500 square feet to 4,000 square feet. These estate homes can have four or five bedroom with two and a half, three or four bathrooms, sunrooms, conservatories and fireplaces are available. Prices begin in the high $300s, which includes a full or a daylight basement.
   Homes have huge windows and are positioned to bring in the views. Decks foster indoor-outdoor living. The dining room, sunroom, gourmet kitchen, eat-in area and a huge outdoor deck all can be linked to give the home a feeling of openness and expansiveness. The grand two-story entry foyer can be adjacent to the conservatory, a den with a wet bar and a great room with a fireplace and overlooked by a balcony. Family rooms and living rooms can have fireplaces.
   Upstairs, a huge master suite with a vaulted ceiling can be set apart from the other bedroom and living areas by an interior balcony that bridges second-floor foyers.

To visit the community from the Garden State Parkway, take exit 123, Route
9 south, to Freehold. Just past the Freehold Raceway Mall, take the exit for
County Route 537 west (Main Street). Follow that to Iron Bridge Road, turn
left and College Park is about one half mile ahead on your right. From the
New Jersey Turnpike, take Exit 7A and follow the signs onto Interstate 195
east. Continue to exit 16B-Freehold (this is County Route 537 east). Continue
to Iron Bridge Road, turn right and College Park Estates is about one half
mile on right.
