PLAINSBORO Construction is expected to begin early next year on a 220-unit age-restricted housing development at Plainsboro Road and Enterprise Drive, following action this week by the township Planning Board.
The board on Monday gave preliminary and final subdivision and site plan approvals to The Villas at Cranbury Brook single-family home development and the Highlands at Cranbury Brook independent-living apartment complex.
The planners previously postponed action so the developer, Roseland Property Co., could work out issues with adjacent property owners for various road and landscaping improvements.
Michael LaPlace, director of community development, said Roseland is in the process of finalizing negotiations over access rights for those improvements with the Princeton Meadows Shopping Center, the Enterprise Business Park Association and Fleet Bank.
"The board felt there was no reason not to approve this application subject to these conditions," said Mr. LaPlace.
The Villas at Cranbury Brook would consist of 102 detached, single-family homes for adults over 55, and the Highlands at Cranbury Brook would be a three-story, 120-unit independent-living apartment complex, also for adults over 55.
The entire development would be located on the remaining 40 acres of the Enterprise Drive Business Complex, which was rezoned from a nonresidential designation last year, and would be a major component of the township’s village plan, Mr. LaPlace said.
John Stein, vice president of Roseland Property Co. and project director, said he expects the access-rights negotiations to be finalized in the next few weeks and for construction to begin in early 2002.
"We are really excited about this project," he said. "We will be building the site improvements, the 120-unit multifamily complex and recreation amenities for the single-family homes at the onset of the construction, as well as making significant improvements to the intersection of Plainsboro Road and Enterprise Drive."
He said he anticipates sales activities for the Villas at Cranbury Brook to begin in the spring and rental activities for Highlands at Cranbury Brook to start the following spring.
