Revised plan calls for 52 units.

Two new members are expected to be sworn into office at the Planning Board’s reorganization meeting, set for Monday at 7:30 p.m. in the Lower Level Conference Room at the municipal building.
The Planning Board also expects to continue its hearing on revised plans submitted by Denow Associates LLC. The developer has proposed an age-restricted townhouse development on Denow Road at Federal City Road.
The board also should select a chairman and a vice chairman. It plans to appoint the board attorney, the board engineer, the planning consultant, the traffic consultant, the noise consultant, recording secretary and in-house secretary.
Denow Associates LLC expects to present new plans for the 9.6-acre tract, showing 52 townhouse units. The original plan called for 70 units, including 14 set aside as affordable housing for low- and moderate-income housing.
That number was reduced to 54 units after several Planning Board members objected to the tightly packed development. The 14 affordable housing units were eliminated and the developer agreed to contribute $434,00 to the township’s affordable housing fund instead.
Now, in response to township planning consultant Philip Caton’s comments, the developer has eliminated two more units bringing the number of proposed townhouses to 52. The revised plan also shows more open space in the development. Two passive recreation miniparks are shown on the revised plans, in the middle of the development.
