‘Empty nester’ plan
comes before zoners
MARLBORO — An applicant who wants to build an "empty nester" development at Greenwood and Ticetown roads is expected to come before the Zoning Board of Adjustment on March 12.
J. Sherman Holdings, L.L.C, of Holmdel is proposing the construction of 30 homes on the 9.71-acre property.
Attorney Wayne J. Peck of Freehold will represent J. Sherman Holdings, whose members are brothers Jason Sherman and Timothy Sherman and their father Terry Sherman, all of Holmdel.
The application will require a use variance for density, as 30 units are proposed in the R-60 residential zone where homes are to be built on lots of 60,000 square feet (1.5 acres). The present zoning would allow about six homes on the tract.
The contract purchaser of the property is Pasquale Vallone, who has assigned all of his rights in the property to J. Sherman Holdings. According to Peck, Vallone is the grandfather of Jason and Timothy Sherman. Eugene Fariello of Aberdeen Township owns the property.
The public hearing is scheduled for 8 p.m. March 12 at Town Hall.
