Planners OK houses for Red Valley Rd.
MILLSTONE — Adding to the increasing numbers of residential subdivisions in recent months, the township Planning Board voted to allow minor subdivisions of two separate lots on Red Valley Road last week.
Both applications were made by the Lee family.
The first is a minor subdivision approved on a property of about 7.66 acres on Red Valley Road with no required variances.
The land has no wetlands and no conservation easements or dedications were required.
The second subdivision application was for a slightly larger site — an 18.66-acre property which will be split into lots of 6 and 12.66 acres.
The site has a small amount of wetlands, said Kenneth Pape, the applicant’s attorney.
The applicant is responsible for sketching out the wetlands and has agreed to do so, Pape said.
A minor aberration was also found in the land’s arsenic level, he said.
The standard of 20 parts per million was exceeded by .8 parts per million, he said.
A memorandum of agreement with the New Jersey Department of Environmental Protection will be signed by the applicant authorizing that the arsenic situation has been addressed and will not cause problems, he said. Board Engineer Phil Kavanaugh said that the memorandum of agreement should be received by the Planning Board before the subdivision is officially approved.
The application was submitted with an estimated wetlands size, he said. The size should be presented clearly and accurately to the Planning Board, before the subdivision begins, he said. If the amount of wetlands negatively affects the subdivision, it will have to amended, he said. Once land is split, minor lots cannot be subdivided for a year, noted board Chairman Evan Maltz.
