Downsize without compromising luxury at Fox Run Preserve in Solebury

Active adult community offers range of designs to fit a spectrum of styles and tastes

   It’s not surprising that DeLuca Homes’ Fox Run Preserve, an active adult community in Solebury, Pa., has been attracting homebuyers who defy stereotype. All their lives, baby boomers have been defining themselves as a generation of true originals.
   At Fox Run Preserve, those who are 55 plus can choose from a range of home designs that offer an array of options to fit a spectrum of styles and tastes. This has suited the many homebuyers who have chosen the community, where homes are priced from the $350,000s, said sales manager Judy Williamson.
   "The majority of homebuyers at Fox Run Preserve are really on the younger side, and they are very particular about how and where they want to live," she said. "Many have a desire to downsize their living space, but not too much. And, many also want to stay in Bucks County — an area they love."
   While active adult floor plans are designed to be smaller, single-level or two-level homes, the two largest home designs being offered at Fox Run Preserve have been the most popular, said Ms. Williamson.
   The two-story Drexel, at 2,716 square feet, and the two-story Montclair, at 2,728 square feet, feature up to three bedrooms, two and a half baths, a loft, two-car garage and a full basement.
   "Many homebuyers want the loft because it provides a second bedroom and a full bath that offers privacy to guests," added Ms. Williamson. "Plus, the additional loft space can be used for a home office or hobby room."
   The Drexel’s highlights include a two-level breakfast bar in the kitchen with a countertop on one side and an eat-in area on the other. The overall home design is open and spacious and features a diamond-shaped dining room, which has been very popular.
   The Montclair may be the only active adult single family home in the area that features a turret. It adds a visually distinct quality to the exterior while serving to house a secluded second-level sitting room.
   In addition to The Montclair and The Drexel, DeLuca Homes offers eight other floor plans, which includes four single-level ranch models, starting at 1,709 square feet.
   Optional touches also have been very popular. "Buyers are choosing to fully finish the lower levels of their homes to create a more extensive living space," said Ms. Williamson. "They are using the lower levels for media rooms, exercise areas or pool and game rooms."
   The community clubhouse also has impressed homebuyers on a number of levels. While the Colonial-era farmhouse is well equipped for staging parties and group meetings, it also is an example of DeLuca Homes’commitment to the restoration and preservation of historic structures in neighborhoods.
   While the Bucks County location has been an excellent draw, many of the homebuyers at Fox Run Preserve are from the area.
   "The area is so special," Ms. Williamson said. "There are many antique shops in Lahaska and Peddler’s Village, a collection of unique stores in New Hope and Lambertville, great scenery and fine restaurants everywhere… Being able to live right in the heart of Bucks County is so important to our residents."
   To visit Fox Run Preserve from New Jersey, take Route 202 South Into Pennsylvania and proceed for about 2 miles. The Sales Center will be on the right. For those traveling from the Doylestown area, take Route 202 South to Buckingham and proceed through Lahaska and continue for about 2 miles. The Sales Center will be on the left.
   The Sales Center is open noon-5 p.m. Monday, 10 a.m.-5 p.m. Tuesday through Saturday, and 11 a.m.-5 Sunday.
