Rocky Hill zoning changes proposed

   ROCKY HILL — Borough Council introduced five zoning ordinances that would update the borough’s Master Plan at its Tuesday night meeting.
   The Schafer tract, a 15-acre parcel next to the Somerset County Park (also sometimes known as the Schafer Tract) and owned by David Schafer, was provided with three different zoning options.
   The three scenarios include: R-1 zoning with approximately 13 units all built on the back portion of the property; three farmettes with a minimum of 4 acres each; or R-1 zoning with a density bonus for up to 26 units, with half being age-restricted or low-income housing.
   The Schafer homestead, owned by Barbara Schafer, would be rezoned as R-1, with one or two additional single- or two-family lots.
   The Scassera Tract on Washington Street, because of the new Princeton Airport runway alignment, now falls under the New Jersey Airport Safety Zone and most of it cannot be zoned for residential use, except for the allowance of one house in the back of the land. The rest of the land would be rezoned as a village office center.
   The Hayden Tract, also on Washington Street, would be rezoned as a R-1A zone to include up to three additional units.
   An ordinance adding a community-land zoning district was also introduced to classify all borough and green acres property as community land.
   The council will hold a public hearing on the ordinances at its next meeting March 1.
