Planning Board approves office/warehouse application

MILLSTONE — The Planning Board gave final approval last week for a 3.5-acre business park.

TLP Climate Control Systems Inc. is planning to construct a warehouse/office building complex in the Moto Business Park on Rike Drive, off Prodelin Way.

The 3.5-acre property in the business park zone will have two buildings totaling 27,373 square feet, according to Michael Geller, the applicant’s engineer. One building will contain 15,473 square feet; the other will be 11,900 square feet.

Geller said there were no variances or waivers requested with the application.

The site owner, Thomas Pato, will use approximately half of the square footage for his own heating, ventilation and air conditioning (HVAC) business and will rent out the remaining space to tenants.

Pato, a Millstone resident who lives across the street from the project, said he would only be using 2,000 square feet of office space for his four employees, and the rest would be warehouse space.

All of his company’s service vehicles are dispatched from the drivers’ homes, he said, so none of his trucks would be using the site.

“I live across the street,” Pato said. “I want nothing more than a beautiful, aesthetic building.

“It will attract small warehouse operators, communications companies — no manufacturing or dirty facilities,” he continued. “I plan to be a strict landlord.”

He said the only hazardous material that he would store on the property would be refrigerant, which would be kept in a locked case.

The hours of use would be from 7 a.m. to 6 p.m. Monday through Saturday. The site will be serviced by gas and have no underground storage tanks.

The board approved the application with certain conditions, including approval by the fire marshal. The business park is serviced by fire hydrants that will draw water from a pond on the tract.

Additional security lights must be put on the buildings, and a concrete pad and apron must be constructed in front of the Dumpster area.

An unlit sign for the property will be either 8 feet by 3 feet or 6 feet by 4 feet, and it must not be more than 24 square feet. Individual water meters must also be put in each unit, as well as a meter for irrigation.
