Plan for 10 homes heard

MARLBORO – Testimony began in front of the Planning Board last week for an application to construct 10 homes on Old Mill Road.

Representatives of Bayfield Proper-ties appeared before the board on June 21 seeking preliminary major subdivision approval. The applicant is proposing to subdivide a 9.58-acre parcel on the north side of Old Mill Road between Barnett Way and Route 79.

The proposed site is in an R20 zone (half-acre residential lots) and is currently a wooded area with two homes, two barns and several accessory structures. The applicant is proposing to remove all but one of the existing structures and to subdivide the property into 12 lots.

The project will include the construction of 10 single-family homes; the other lots will be used for open space, an underground detention basin and an existing home.

A proposed road with a cul-de-sac will provide access to the homes from Old Mill Road.

The applicant is requesting relief from the following township ordinances:

+ The required minimum lot frontage for lot 1 is 150 feet, where 145 feet is proposed;

+ The required minimum lot width for lot 1 is 150 feet, where 142 feet is proposed;

+ The required minimum lot depth for lot 1 is 150 feet, where 145 feet is proposed;

+ The required minimum lot depth for lot 3 is 150 feet, where 145 feet is proposed;

+ The required minimum lot width for lot 12 is 150 feet; where 142 feet is proposed.

The applicant is also seeking relief from several design requirements.

Testimony on the application is expected to continue on July 19.
