MARLBORO — An 80,000-square-foot indoor recreational facility could eventually be built on a township-owned piece of property on Tennent Road near Route 520. At its March 5 meeting, the Township Council passed a resolution authorizing the administration to negotiate a deal with Eclipse Indoor Sports, LLC.
Last fall the Planning Board determined that the 64-acre property on Tennent Road which houses a Marlboro Township Municipal Utilities Authority water tank was an area in need of redevelopment.
A request for proposals was recently printed in a daily newspaper which stated that Marlboro officials were seeking a qualified redeveloper to lease and redevelop a portion of the Tennent Road property. Proposals were due to the township attorney by Feb. 24.
Last week Mayor Jonathan Hornik reported that only one request was received and that was from Eclipse Indoor Sports, LLC.
According to the council’s resolution, a redevelopment evaluation committee reviewed the proposal from Eclipse Indoor Sports, LLC and designated its package as the successful proposal.
Hornik announced that a potential 80,000-square-foot indoor recreational facility could be built on the redevelopment site in a public-private partnership. The mayor said this type of facility is needed for Marlboro’s young people, but said it is not something that taxpayers could be expected to pay for.
“We have a proposal from a company that wants to be our partner in this project and there would not be any cost to the taxpayers,” Hornik said.
Essentially the township would donate the land and the developer would pay taxes for the facility, the mayor explained during the council meeting. Municipal teams would have time allocated to use the recreation facility.
The building could contain amenities such as a turf field, volleyball courts and basketball courts, the mayor reported.
Although the deal is not complete, Hornik said Marlboro representatives will be negotiating with the company on the matter and trying to finalize the agreement.
“This is something we are very excited about,” the mayor said.
