HILLSBOROUGH: Company plans on building nine structures at trade park

   Following zoning changes that allow businesses to bypass the Zoning Board of Adjustment when finalizing site plans at the Roycefield Trade Park, Pat Richard LLC owners Pat McCann and Richard Scagliotta have received approval to complete building on the land.
   The pair own the trade park, which is on Roycefield Road and was subdivided from the Veterans Affairs supply depot.
   In March, the Township Committee approved an ordinance that changes the land’s zoning from economic development to light industrial in order to accommodate the many warehousing and other businesses that have been looking to secure land in the trade park. Before the approval, businesses looking to build there were required to have a variance from the Zoning Board of Adjustment before going for site plan approval.
   On April 16, Pat Richard LLC received approval from the Planning Board to move forward with its phase three plans for the site, which include contructing nine more buildings – of between 6,000 and 15,000 square feet – on the property.
   Improvements on the tract of land will include access roads, stormwater management facilities, landscaping and lighting, all of which will be maintained by the developer.
   ”The buildings will be a similar style to KWG Industries (which is already open on the property),” Mr. McCann said. “We have some companies that are interested in moving in, but no confirmed sales yet.”
   ”Any businesses allowed under the light industrial district can bring their business without going through any zoning board procedures,” Mr. McCann said. “That helps us out immensely.”
   This phase three for a complete build out of the property, Mr. McCann said, follows an initial construction of two 15,000-square-foot buildings, and two other smaller buildings. One of these smaller buildings, he said, is still currently under construction.
   In addition, Mr. McCann said, the second phase also included renovations on the property.
   The trade park is based on condominium ownership with several different businesses owning their own building and the surrounding property. Pat Richard LLC owns the entire trade park aside from three condominiums owned by three separate companies.
   Besides KWG Industries, other tenants at the park include DeMaio Electrical Company Inc. and Lytmar LLC.
