MONROE — Dentist Mryna Nashed has received approval from the Zoning Board of Adjustment to set up shop at 219 Half Acre Road.
The board approved a use variance for the site, which is now a residence, at its meeting Tuesday.
Eilene Perrine, owner of the house for 53 years, sold the property as she said she saw its value going down due to the gas station next door.
Charles Carley, engineer of the project to convert the home into a dentist office, said the project would be a “pretty modest operation.”
”It’s a very well-maintained house,” he said. “We’re not going to change it, but it’ll also provide jobs and services.”
The office would have three employees and would be open 8:30 a.m. to 5:30 p.m. Monday through Saturday.
As part of the site plan and to create more of a buffer between surrounding properties, the lines of the property would be landscaped.
”I don’t think there will be any detriment to adjacent properties,” Mr. Carley said.
A parking lot with seven spaces and a loading zone would be built in the front yard. A parking lot cannot be built in the back yard due to the septic tank there.
The parking lot lighting would be on a timer so as not to disturb nearby residents.
The board approved the variance so now the necessary modifications can be made for the conversion of the site, said Ernest Feist, township engineer.
Mark Rasimowicz, zoning board engineer, said the site plan may run into difficulty since it doesn’t have access to the township water and sewer system.
The county Health Department may have to verify the septic tank is sufficient for the proposed usage, Mr. Feist said.
