HOWELL — Despite the poor economic environment fostered by a downturn in the housing market, a representative of TJC Communities is confident of the success of Coddington Hill, a community of 16 single-family homes that is now under construction on Aldrich Road.
Scott Slagle, project manager at Coddington Hill, said a combination of low mortgage rates, the supply and demand of single-family homes, and the appeal of Howell are advantages for the development.
“There’s still some demand [for singlefamily homes] and there’s really no supply out there,” Slagle said.
He said Howell offers potential buyers several options if they commute to work, numerous shopping centers and quality schools.
“Howell is a commuter’s dream location: [the development site] is a stone’s throw from the park and ride. It was a nobrainer to pick Howell. Our location itself is wonderful,” Slagle said, noting the new development’s proximity to the Aldrich School. “That is a big plus for growing families.”
He said there has already been interest in the new homes, with 50 people having signed up to receive construction and sales updates, as well as an invitation to a presales event.
The five home models at Coddington Hill range from 1,935 square feet to 3,176 square feet, and Slagle said he expects the starting prices for the homes to be in the upper $300,000s. The home prices are not final at this time due to market fluctuations, he said.
Each building lot will be at least a halfacre. The homes will feature a two-car garage, two-and-a-half bathrooms and up to five bedrooms.
“We have really tried to cater to buyers, to offer good-looking homes, quality construction and highly valuable pricing on relatively large lots,” he said.
Existing structures at the site were demolished, and grading work is now under way. The next work at the site would include curbing, piping and pavement.
“We’re full steam ahead,” Slagle said.
Home sales are expected to begin in February or March when construction on a model home is scheduled to begin. Closings could start to occur in the third quarter of 2012, he said.
