HILLSBOROUGH: Larken acts to meet demand for lab space

Larken Associates says it is responding to market demand for fully built-out lab space by speculatively converting Building 1 at its Hillsborough Business Center on Stryker Lane into a series of turn-key units from 1,500 to 6,000 square feet in size.
The Lab-Inc. spaces are appointed with laboratory-grade metal cabinets with epoxy resin tops, and bypass fume hoods with utility hook-ups. Each unit has separate utilities, entrances and bathrooms, and the building has a full wet sprinkler system.
Additionally, the building’s light industrial zoning provides for permitted uses such as office, lab, research and development, warehousing, distribution, and light manufacturing and assembly.
The commercial and industrial center, is also home to 13 lab and tech tenants, including Primus Green Energy, Adam Gates & Company and 3D Biotek, LLC.
"We were prompted to speculatively redesign an entire 33,000-square-foot building into lab space in response to the accelerated demand for this product over the past five years," said Robert Marek, executive vice president in the commercial division for Larken Associates.
