MARLBORO – The Planning Board has granted approval for Camelot West at Marlboro, a 250-unit housing development to be built by the Kaplan Group.
Attorney Gerald Sonnenblick represented the applicant at the board’s June 1 meeting. The panel’s approval for the plan was unanimous.
The Camelot West at Marlboro application calls for 250 units to be built in 20 two- and three-story buildings. There will be 50 two-bedroom townhouses, 100 one-bedroom units, 94 two-bedroom apartments and six three-bedroom apartments.
The applicant’s representatives said 50 units will be designated as affordable housing to be sold or rented at below market rates to individuals whose income meets guidelines established by the state.
The Camelot West at Marlboro property is between Route 79 and Tennent Road, near Church Lane. There will be boulevard style entrances from Tennent Road and Route 79, according to testimony that was presented to the board.
The Kaplan Group also developed Camelot at Marlboro, which is an apartment complex across Route 79 from where Camelot West at Marlboro will be built.
The new development will include a clubhouse, a pool and patio area, a maintenance building, three gazebos, a tot lot recreation area and a dog park enclosed by a fence, according to the testimony.
The 505 parking spaces proposed by the applicant include garages, driveways and on-street parking spaces.
Traffic engineer Dan Disario, representing the applicant, said that for a development of this size, the proposed access points will be sufficient.
The applicant’s representatives said at least one maintenance employee will live in the development and other maintenance employees will live nearby. Testimony indicated that 24 workers in total will be on call.
In a letter to the board, Marlboro Police Sgt. Steven Levy recommended a 15 mph speed limit in the development and parking only in marked spaces.
In response to a question from a member of the public, the applicant’s representatives said they could not say how many children may live in the development.
Board members asked the developer to provide the number of children who attend Marlboro schools and live at Camelot at Marlboro, which is a 250-unit rental community of one- and two-bedroom apartments.
In other business, the board granted amended preliminary and final site plan approval to Ohad Associates for the Northpointe development off Lloyd Road near Nolan Road.
The board granted preliminary and final site plan approval to Ohad Associates on Oct. 15, 2014 to construct 14 three-story buildings containing 285 residential units at the property. Northpointe will include 222 market rate units and 63 affordable housing units.
The amendment proposed to the board was to move the existing intersection of Lloyd and Thornton roads 25 feet south of its current location. Thornton Road is used to access the Marlboro Memorial Middle School on Nolan Road.
According to information presented to the board, the change was required by the Monmouth County Planning Board to avoid a possible conflict with Fordham Drive on the opposite side of Lloyd Road, which is a county road.
Testimony indicated the change that was approved by the Marlboro board will make the distance between the two intersections (Lloyd and Thornton roads and Lloyd Road and Fordham Drive) 250 feet, which meets the county’s requirement.
Attorney Kevin Moore said a traffic light will be constructed at the intersection of Lloyd and Thornton roads. The Northpointe property is at the border of Marlboro and Aberdeen Township.
