MARLBORO – The Planning Board has granted final approval to an applicant who proposed to build 17 homes off Nolan Road, near the Marlboro Memorial Middle School.
On June 15, the board granted approval to an application filed by Captiva Holdings. The 32.5-acre parcel will have 17 homes developed on 11.7 acres and one lot totaling 20.8 acres that will remain as open space. The applicant was represented by attorney Gerald Sonnenblick.
Board Chairman Mark Barenburg and board members Andrew Pargament, Neil Betoff, Christopher Cherbini, Rohit Gupta and Township Councilwoman Carol Mazzola voted to approve the application.
Preliminary approval for the Captiva Holdings application was granted on Nov. 5, 2014.
The lots will have frontage on the east side of Nolan Road opposite Ramsgate Drive. The parcel is adjacent to Gravelly Brook and the Marlboro Memorial Middle School.
The homes will have access to a 1,350-foot-long cul de sac to be named Captiva Lane, which will intersect Nolan Road opposite Ramsgate Drive. Each residential building lot will be at least 25,000 square feet (more than a half-acre).
Two homes and two detached garages on the property will be demolished to make way for the new homes, according to the applicant’s representatives.
In other business, the board approved an application from River Birch, LLC, to restripe the parking lot of the Diamond Plaza shopping center at 167 Route 9 South. The applicant was represented by attorney Dante Alfieri.
The board approved restriping 10- by 20-foot parking spaces to 9- by 20-foot parking spaces. The applicant’s representatives said the change will add 19 parking spaces, bringing the total number of spaces in the parking lot to 218.
There will be a limited number of 8- by 20-foot parking spaces and the applicant’s representatives agreed to designate those spaces for compact cars only. The restriping will redistribute handicapped parking spaces and adjust fire lanes and crosswalks.
