A Trenton-based builder with ties to Princeton is looking to construct a two-story, mixed-use building on undeveloped land along Route 206, with the possibility of a restaurant being a tenant.
Edward Bucci is seeking permission from the municipal Zoning Board to develop a site of little more than two acres located west of Herrontown Road. The proposed building would contain 9,120 square feet on the first floor for retail, with the same amount of square footage on the second floor for offices, according to plans filed with the town on June 23.
Those documents said there would be six self-contained retail spaces, with four office suites located above.
Mr. Bucci’s son, also Edward, said Tuesday that one or two prospective tenants would require sit-down dining, although he declined to identify them. A restaurant is not allowed by the municipal zoning for that part of town, so a use variance is one of the requests of the zoning board.
The developer is providing 102 parking spaces for the building, or two more than is required.
Mr. Bucci said the town has indicated that the project would have a hearing “probably” in September.
Edward Bucci Builders, the family-owned company, is located on Pennsylvania Avenue in Trenton. It has built homes and other projects in Princeton, the area and Bucks County, Pennsylvania.
