HOWELL – The members of the Howell Planning Board have determined that two applications are ready for public hearings following a review of the plans during a recent meeting.
Representatives of 41 Randolph LLC are seeking approval to construct a one-story multi-tenant flex space building of approximately 127,124 square feet, containing 10 tenant units consisting of a minimum 10,024 square feet of flex space area with all including associated office areas (minimum 912 square feet) and employee break rooms (minimum 361 square feet) at 41 Randolph Road.
The property currently contains a one-story dwelling with walks and a patio, two accessory structures and two direct driveways on Randolph Road. According to the application, all of the structures are to be removed.
The 12.4-acre property has 610 feet of frontage on the north side of Randolph Road about 685 feet east of the intersection with Lakewood-Farmingdale Road (Route 547).
Access is proposed by two full-movement driveways on Randolph Road with looped circulation around the building. There are 160 vehicle parking spaces along the interior driveway, plus a loading area along the front of each flex-space unit.
The board determined the application is ready for a public hearing and scheduled the hearing for 7 p.m. Dec. 1 in the municipal building, Route 9, Howell.
Pinnacle Materials Inc. is seeking amended preliminary and final site plan approval in order to consolidate existing lots on West Farms Road, White Street and Tyrpak Road and to create 63 lots; 60 lots for single-family homes and three open space lots.
One open space lot would be used for a proposed sanitary sewer pump station, the second open space lot would be used for storm water management purposes and the third open space lot, 47 acres, will remain undeveloped, according to the application.
The 139.5-acre tract includes 879 feet of frontage on West Farms Road to the north; bifurcated frontages of 203 feet, 285 feet and 814 feet on White Street to the south; and 1,749 feet on Tyrpak Road to the east.
Several existing dwellings on the property will be removed.
The applicant was previously granted preliminary major subdivision approval to subdivide the properties into 61 lots (60 homes and one lot for storm water management purposes).
The board determined the application is ready for a public hearing, but did not set a date for the public hearing on the revised application from Pinnacle Materials.
