MILLSTONE – The Millstone Township Zoning Board of Adjustment is allowing an applicant’s request to develop a dealership for recreational vehicles on Route 33 to move forward.
On Jan. 25, the board granted minor subdivision and major preliminary site plan approval to Lenzo Family LLC to create a new lot and construct a one-story, 50,466-square-foot building that will be used as a dealership for the sales, service and display of recreational vehicles.
Representatives of the Lenzo family appeared before the board to request approval for the plans to create the dealership. Attorney Ken Pape presented the application.
In 2016, the board granted Lenzo Family LLC a use variance to permit the outdoor display of recreational vehicles.
According to Pape, the Lenzo family purchased lots at 593 Route 33 and at 595 Route 33 and merged them into a single lot. The family is seeking to acquire a 6-acre portion of a lot at 25 Millstone Road, which is a farm owned by another family.
With the approval of the zoning board, Lenzo Family LLC intends to combine the properties at 593 Route 33 and at 595 Route 33 with the 6-acre portion of the lot at 25 Millstone Road in order to create a new 12-acre lot for the dealership, according to Pape.
Lenzo Family LLC was not seeking final major site plan approval from the zoning board because certain elements of the plan have not been completed, the attorney said.
“Certain elements are a work in progress because we are working with other agencies and we recently received comprehensive reports from the commissions in (Millstone Township),” Pape said. “So we have made a commitment to review those reports.”
Following a discussion of several technical aspects of the preliminary plan, the board members voted to approve Lenzo Family LLC’s application with conditions. The applicant will seek final major site plan approval for the dealership at a later date.
