MARLBORO – At its meeting on March 13, the Marlboro Zoning Board of Adjustment is expected to hear an application that proposes the construction of an assisted living facility on Texas Road.
According to documents provided by the township, the applicant is Sunset Park and attorney Salvatore Alfieri will represent the applicant before the board.
Sunset Park is proposing to build a 39,122-square-foot, two-story structure with 92 units containing 95 beds. Access to the building would be from a driveway from Texas Road. A center courtyard and a secured rear courtyard are also proposed.
The property where the assisted living facility is proposed totals 6.9 acres east of the Thomas Lane intersection and along the terminus of Wicker Place. The parcel is predominantly wooded and contains a large garage and an area of auto salvage vehicles, according to the documents.
An assisted living facility is not a permitted use at the location and will require the granting of a use variance by the zoning board if it is to be constructed.
Testimony was presented during the board’s Feb. 7, 2017 meeting. As initially proposed, the assisted living facility included three floors, comprising 114,000 square feet with with 121 units and 125 beds (89 one-bedroom and studio units and three two-bedroom units).
That proposal has since been revised to what is now expected to be presented to the zoning board in March.
Laurie Loughney, an assisted living consultant for Long Tree Associates, testified that the facility would employ about 50 people. She said between 22 and 25 employees would work between 7 a.m. and 3 p.m., between 17 and 20 employees would work between 3-11 p.m. and five or six employees would work between 11 p.m. and 7 a.m.
She said 10 percent of the units will be designated as affordable housing at a certain point. There will not be a doctor on staff. Residents will be able to have their doctor come to the residence or they can travel to their physician’s office, Loughney said.
The proposal also included a secure memory care unit.
