MARLBORO – The Planning Board has approved an application submitted by S&S Manufacturing to construct a two-story warehouse for an aluminum railing manufacturing and shipping facility.
The application was heard at the board’s June 6 meeting and was approved with a 6-0 vote from Chairman Mark Barenburg, Vice Chairman Andrew Pargament and board members Lynn Franco, Rohit Gupta, Steven Kansky and Michael Slotopolsky.
S&S Manufacturing was represented by attorney Salvatore Alfieri. The property to be developed is at the corner of Vanderburg Road and Timber Lane in Marlboro. The wooded lot is 4.4 acres in size.
The application proposed the construction of a 50,800-square foot, two-story building that was described as a warehouse and workhouse with a mezzanine area. Access will be from a 25-foot-wide paved driveway along Timber Lane. The facility will have 68 parking spaces.
Steve Silverman, the president and owner of S&S Manufacturing, testified before the board regarding the application.
“We primarily fabricate aluminum railings,” he said. “We cut them, drill them, bend them, punch them, assemble them and ship them to different finishers for painting, and then they go right to the job sites.”
Silverman said the business’s hours of operation would be from 8 a.m. to 4:30 p.m. Monday through Friday, and he testified there is only one shift. Silverman said there would be about 15 office employees and about 30 warehouse employees on site. The building will include office space, a manufacturing area and warehouse space to store finished product and raw materials.
He said three deliveries via tractor-trailer would be made each week, on average. Deliveries will take place during work hours. Silverman said the parking lot is primarily for employees, with an architect or an engineer expected to visit on occasion to check the quality of the firm’s product.
According to its website, S&S Manufacturing began operation in 1985 after Silverman completed 12 successful years at a New York City iron subcontractor. He set out to become a single source supplier of non-ferrous railings to the construction trade. Today, S&S Manufacturing specializes in decorative ornamental railings. The firm services the trades in the New York, New Jersey and Pennsylvania areas, according to the website.
Following the conclusion of testimony, board members voted to approve the S&S Manufacturing application.
