MARLBORO – The Marlboro Zoning Board of Adjustment is expected to hear an application from representatives of Goddard Estates, which is proposing to construct four homes on Vanderburg Road.
The application was on the agenda for the board’s Sept. 25 meeting, but it was not heard and was carried to Nov. 27. Goddard Estates will be represented by attorney Salvatore Alfieri.
According to an application dated Dec. 1, 2017, the 2.9-acre parcel where Goddard Estates is proposed is east of the Clark Place intersection with Vanderburg Road.
The property contains a two-and-a-half-story building, a paved driveway and a parking area. The building is listed as an historic structure known as the Uriah Smock House (circa 1830 to before 1848) by the state. The property is zoned for residential use.
The applicant is seeking a use variance from the zoning board to subdivide the property into six lots. Five lots are intended for single-family homes (the current dwelling and four new homes). The sixth lot is intended to be a 0.1-acre open space lot. All of the proposed properties will have access to a cul-de-sac, according to the application.
Goddard Estates is seeking a use variance because the application exceeds the amount of lots per acre permitted by Marlboro’s code. The township allows 1.1 lots per acre for a single-family housing development and the application proposes 1.7 lots per acre.
According to the application, one residential lot will total 29,896 square feet, a second lot will total 20,000 square feet (approximately a half-acre), a third lot will total 19,090 square feet, a fourth lot will total 16,773 square feet and a fifth lot will total 15,708 square feet.
If the use variance is granted by the zoning board, the applicant will be required to return before the board to obtain any subdivision and/or site plan approval that may be deemed necessary.
