JACKSON – The Jackson Planning Board has granted final major subdivision approval for a 10-acre property on Whitesville Road where 18 single-family homes are proposed.
Board members Joseph Riccardi, Richard Egan, Leonard Haring Jr., Township Councilman Ken Bressi, Jeffrey Riker, Timothy Dolan, Township Administrator Terence Wall, Martin Flemming and Robert Hudak voted “yes” on a motion to grant the approval on July 15.
The applicant is Casey Hunter and the subdivision plan proposed 18 residential lots and one open space lot.
Attorney Raymond Shea and planner Ian Borden represented Hunter at the meeting.
“I believe the reports of (the board’s) professionals speak for themselves. There is no homeowners association. The storm water management ownership of the lot is on its own lot and will be paid into the fund as usual,” Shea said.
Borden said the project received preliminary approval in 2007, with extensions granted through June 2019. He said the 18 residential lots would be 12,000 square feet in size with no variances.
Borden said no changes have been made since preliminary approval was granted.
“The approval was conditioned upon (Hunter) obtaining an affordable housing agreement with the Township Council. Obviously we expect that condition to be continued and we will work on that should we receive final approval” from the board, he said.
Borden said it is uncertain what the affordable housing obligation relating to this project will be, adding, “When this project was approved, (the ordinance) required the construction of two affordable housing units. That is my opinion of what the affordable housing obligation is, but that will be left to the township attorney and the Township Council to determine precisely.”
