A proposed warehouse project on Reed Road went before the Hopewell Township Planning Board for a public hearing on Jan. 23.
The applicant, National Contractors, of Ewing Township, is a contracting business that does roofing, siding and decks.
Board members granted preliminary site plan approval to the application with Jack Belmont, Milind Khare, Paul Kiss, Township Committeeman Kevin Kuchinski, Mayor Kristin McLaughlin, Rex Parker, Leigh Peterson, Russell Swanson and Karen Murphy voting “yes.”
There were no variances requested for the site plan. National Contractors will have two years to return to seek final site plan approval. The final site plan must be consistent with the preliminary site plan approval that was granted by the board.
The proposed 14,040-square-foot building would sit on 5.1 acres in the township’s special industrial zone. At present, the property contains a barn and accessory structures, which will be demolished. The site has a railroad to the west, Reed Road to the east and commercial uses to the north and south.
“The applicant is growing and hopes to be part of the Hopewell Township community,” said attorney Eric Goldberg, of Stark and Stark, who represented National Contractors before the board.
The building will have 10,000 square feet of warehouse space and 4,000 square feet of office space. There will be 10 employees at the facility, according to Goldberg.
“The required parking is 18 spaces and the applicant is proposing to create 16 spaces and have four spaces reserved as banked parking. This site will have nominal visitors,” the attorney said.
Laurie Slobiski, of National Contractors, said at present in Ewing Township, the company has 10 employees and has box truck deliveries once each day. She said tractor-trailers come to the site about once a week.
