HOWELL – Members of the Planning Board have given the green light to K. Hovnanian to construct the Four Seasons at Colts Farm adult community at Route 33 and Colts Neck Road, Howell.
Following the conclusion of the applicant’s presentation of the project on Oct. 3, board Chairman Robert Nash, Paul Dorato, Howell Police Chief Andrew Kudrick, Paul Schneider, Nicholas Huszar and Robert Seaman voted “yes” on a motion to grant preliminary and final major subdivision approval, preliminary and final major site plan approval, and woodlands management plan approval.
The plan was submitted by K. Hovnanian, as applicant, and the McElwee Family Partnership, as owner. The property’s address is 1191 Route 33 and 481 Colts Neck Road. The parcel is the location of Farmer Brown’s Golf Center.
Representatives of K. Hovnanian previously described a plan to remove all of the existing site improvements and to subdivide the 71-acre tract into 111 lots for age-restricted single-family homes, a clubhouse/recreation lot, a storm water basin and a sanitary pump station.
Attorney Salvatore Alfieri and engineer Timothy Lurie represented the applicant at the Oct. 3 meeting and offered some final details relating to the project as they wrapped up a presentation that had stretched across several hearings.
Lurie discussed the proposed drainage plan for the adult community. He said the applicant would not tie into a system that is in place at the corner of Route 33 and Colts Neck Road, but would tie into its own 24-inch pipe along the rear of the property to be developed.
Lurie said that plan would allow water to dissipate into wetlands with a more direct route and address any potential drainage issues.
Alfieri said the drainage plan that was proposed by the applicant was approved by the office of Howell Director of Community Development Jim Herrman.
At the conclusion of the applicant’s presentation, the board members voted to approve Four Seasons at Colts Farm.
