Open house program aids sales prices

Participants receive added advertising support and Web exposure

   In February of this year, YHD Foxtons introduced a new open house program designed to build added exposure and encourage additional interested buyers to tour properties for sale.
   The open house program joins the fall list of other outstanding values that home sellers receive from YHD Foxtons — including 2 percent real estate commissions, service from top local agents and a $10 million advertising program that draws buyers to listings throughout YHD Foxtons’ sales territory of New York, New Jersey and Connecticut.
   All home sellers are encouraged to take advantage of the open house program upon listing
with YHD Foxtons. Home sellers who participate in the program are given additional advertising support including
newspaper advertising, directional signs, in-home marketing materials and exposure through a new open house
search option on the YHD.com Web site.
   In many cases, the added exposure increases consumer demand for a home. Witness the activity
at one recent open house — a day during which nearly 60 prospective buyers toured the house and four offers
were generated within 24-hours. The enthusiastic reaction to the open house helped boost that
home’s selling price at least $5,000 above the seller’s original asking price of $199,000.
   The open house program works like this — open houses are listed on the YHD Foxtons Web site (yhd.com) in the Open House section as well as in YHD ads in local newspapers under a banner called Open Houses. An interested buyer can first view exterior and interior photos of the home online, take a virtual tour, and if interested in visiting the home personally can obtain door-to-door directions with a single click from the listings home page.
