EAST BRUNSWICK — Construction is expected to begin this fall on Horizons at East Brunswick, a 160-unit upscale adult apartment community at Rues Lane, Cranbury Road and New Brunswick Avenue.

The four-story building, with one- and two-bedroom apartments for adults ages 55 and up, is being built by Kushner Companies, based in Florham Park and New York, N.Y. The company owns and manages more than 24,000 apartment units in addition to commercial, industrial and office space in New Jersey, New York and several other states along the East Coast.

The East Brunswick location is expected to feature spacious apartments with balconies, full kitchens, formal dining rooms, dens, washers and dryers, card-access security and basement storage, according to a press release from the developer. The apartments will be accompanied by amenities including a community room, fitness center, and a card and billiards room.

The 10-acre property will also feature extensively landscaped grounds and an outdoor gazebo, according to the developer.

"The community will provide a new option for empty-nesters who want to enjoy a more carefree lifestyle but remain in the region," Kushner Vice Chairman Jeffrey Freireich said in the press release.

He noted that a benefit for residents will be the fact that the building is to be located within walking distance of the township’s senior center, municipal complex and public library.

"East Brunswick has responded to the growth of its senior population by establishing abundant services and programs," Freireich said. "At the same time, no upscale rental alternative currently exists for active adults whose income exceeds the qualifications for the township-sponsored apartments. Horizons at East Brunswick is designed for higher-income residents who desire the convenience and social benefits of renting in an age-restricted community."

The facility was approved by the township Planning Board April 10.

The plans stipulated that no one under the age of 18 can reside in the apartments.

The majority of the site, which contains some trees and a brook but does not have any environmentally sensitive wetlands, is located in the township’s R-3 SC (senior citizen) zone, where age-restricted housing is a permitted use.

While testifying before the Planning Board, William Feinberg, the architect representing the developer, said the building would have 41 units with one bedroom; 41 units with one bedroom and a den; 44 units with two bedrooms; and 34 with two bedrooms and a den.

The building, to be located in the central portion of the site, will have about 58,000 square feet per floor.

It will be accompanied by 224 parking spots, which amounts to 1.4 spaces per residential unit.
