LITTLE SILVER — A builder has proposed subdividing a large plot on Spring Street, just south of Ambassador Drive, into four home sites.

The application of Palatial Homes Inc., Ocean Township, is scheduled to be heard by the borough’s Zoning/Planning Board at its meeting on Jan. 7.

Palatial Homes is seeking a variance in addition to the major subdivision because one of the lots does not meet the standards in the borough’s zoning regulations.

The smallest lot in the proposal is almost entirely behind the lot closest to the Red Bank border, with only driveway access to Spring Street.

Such a layout, known as a flag lot, is considered non-conforming.

The flag lot does border Ambassador Drive, a private road on the Red Bank-Little Silver border that leads to the Elk Ridge condominium complex.

All four lots conform to the minimum area required for a home site.

The size of the plot being subdivided is just under four acres.

The flag lot will be behind an existing home on the property that would remain on a site of about an acre and have 113 feet of frontage along Spring Street. The next lot would be just over 3/4 of an acre with 110 feet of frontage on Spring Street, and a third L-shaped lot would be slightly smaller with 110 feet of frontage on Spring Street.

Palatial Homes is the contract purchaser of the property, according to the firm’s application.

It identified the owner as Angelina Maddi Living Trust.

The site plan was prepared by Thomas P. Santry Jr., of Rumson.

The lawyer for the applicant is Edward J. McKenna Jr., of Red Bank.
