MONTGOMERY — The Planning Board concluded on Monday that an ordinance regarding the Belle Mead Planned Unit Development was consistent with the township’s master plan. The master plan accounts for all of the property within the township.
The ordinance, referred to the board by the Township Committee, can now go back to the committee for a final vote. If passed by the committee, the ordinance would establish a new zoning district within the township and provides district regulations for the planned unit development, according to township planner Cindy Coppola.
It would also require the developer to submit a general development plan to the Planning Board before submitting a development application.
Developer Country Club Meadows has proposed using the land along Route 206 to build 148 homes, a continuing care retirement community, 102,000 square feet of retail space and 31,000 square feet of commercial space with 28 units of affordable housing, according to officials.
By law, Planning Board members had to review the ordinance before it could appear before the committee for final adoption, Ms. Coppola said.
In July, the Planning Board had approved an amendment to the land use section of the master plan. The amendment recommended a change to the zoning to allow for the County Club Meadows property.
The new zoning would allow Country Club Meadows to develop residential and commercial spaces instead of the research, engineering and office spaces originally intended for much the site.
The land, part of the Belle Mead Node, abuts the Pike Run development and properties along the north side of South Field Drive.
As of its last meeting, the Township Committee was scheduled to vote on the ordinance at its Sept. 4 meeting.
