WEST WINDSOR: Planning board hearing scheduled on Maneely Tract

WEST WINDSOR — The second in a series of public hearings on a mixed-use development proposed for the 45-acre Maneely Tract, off Bear Brook Road, is set for a special Planning Board meeting next week.
The Planning Board will meet Wednesday at 7 p.m. at the Municipal Complex to continue the public hearing on the proposal, which calls for a mix of residential and commercial development on the property. It is not known, however, whether the board will take action at the meeting.
Toll Brothers, which would like to develop the property, will offer additional testimony at next week’s meeting, including its plans for signage for the development. The public will have an opportunity to ask questions regarding the applicant’s professionals’ testimony. Several residents attended last week’s meeting.
The Maneely Tract consists of farmland and some wooded areas. The entrance into the development — dubbed The Enclave at Princeton Junction — will be marked by a roundabout, or small traffic circle, at the intersection of Bear Brook and Old Bear Brook roads.
The proposed development consists of 192 corporate suites, which are comparable to small apartments and are intended for either short- or long-term stays. They will be located in five buildings scattered across the site.
The plans also call for 40 rental apartments, which will be located on the second and third stories of two retail buildings at the entrance to the development, off Bear Brook Road. The two retail buildings will contain a total of 20,000 square feet of retail space.
In addition, the plans call for construction of 51 townhouse units. The townhouses will be either 24 or 28 feet wide, and contain a living room, dining room, kitchen and family room, plus three bedrooms and two-and-a-half baths. There will be a two-car detached garage.
And although it is not part of Toll Brothers’ application for the site, 10 acres will be carved out and turned over to West Windsor Township for the municipal development of affordable housing. Project Freedom, which manages housing units for the disabled, has been mentioned as the most likely developer of the 10-acre site. 
